Garage Doors, Springs & Openers in Wallingford, Seattle, WA
Garage door problems look different from one Wallingford street to the next. Wallingford is a neighborhood of 1910s and 1920s Craftsman bungalows and foursquares on a grid of quiet, tree-lined streets running down toward Lake Union. Most houses were built when a household owned one small car or none, and the garages show it.

What Wallingford Garages Are Like
Craftsman bungalows and foursquares from the 1910s and 1920s, many renovated inside, with garages that were rarely touched in the remodel. Garages are mostly single-car garages, some detached at the back of the lot and some dug into the slope under the house, with a lot of one-piece and early sectional doors still in service, and that decides which springs, tracks and openers we bring and how long a job takes.
Mature street trees that drop leaves and needles into door tracks, and a lake-facing slope where water runs down driveways toward the garage threshold. Getting to the door matters too: alleys behind most blocks, plus basement garages reached by short, steep driveways on the streets closer to the lake.
Basement garages on the lake side of the hill take water at the threshold every winter. When the bottom seal has gone hard or the concrete has settled unevenly, a gap opens along one side and rain runs straight in. Replacing the seal with a thicker profile, and sometimes adding a threshold strip to the floor, keeps that corner dry.
A lot of one-piece tilt-up doors are still in use on these streets. They swing out past the front of the garage as they open, they rely on large extension springs on each side, and replacement parts are getting hard to find. When one of those springs breaks, it is a fair moment to compare the repair price with a modern sectional door.
Practical Notes for Booking
Most garages here are reached from an alley. Tell us the cross street at the alley mouth and whether a car usually blocks it, so the technician is not hunting for the door.
If your garage is under the house, a photo of the door from inside helps us bring the right track and spring parts for a low ceiling.
